The process of building a home can often be confusing and overwhelming so educating yourself before you start the home build process is wise. Ty Wilde recommends you do three things for sure before you build a home.
#1 Hire a realtor. Most builders will pay your agent & in most situations, the builder will NOT give you a better deal if you don’t have one. So, there’s absolutely no reason for you not to bring your own agent to the model home. That being said, you don’t want to hire just any agent, you want to find a realtor that has a lot of experience working with home builders. A real estate agent that has extensive knowledge of home builders can save you time, money, & stress, guiding you through the confusing & often overwhelming process of building a home. And, a knowledgeable agent can give you solid advice if things go wrong during the build process.
#2 Get pre-approved. I meet people all the time that are out looking at homes & they don’t have a clue how much home they can afford, or what their monthly payment would be. For you own sanity & so you don’t waste your time, speak with a lender before you visit a model home. On a side note, most home builders have their preferred lenders & they will often give you an incentive for using that lender. Using the preferred lender can save you thousands of dollars, but it’s wise to also go through the approval process with a lender you’ve selected on your own, so you can compare the two loans & decided which one is the better option. This could save you ten’s of thousands of dollars over the life of your loan.
#3 Get to know the area you’re planning to move into. Drive around the neighborhood. Talk to people who’ve already built. Ask them about the builder, the schools, churches, amenities, & things of that nature. You will also want to make the drive from the community you’re looking to build a home in to your place of work during rush hour to make sure you’re okay with the commute.
Building a home will most likely be the largest financial decision of your life. Because your making such a large financial commitment, you will want to be fully informed & be prepared before you visit a model home.
